What are they?

If CC&Rs cover the “what” of the HOA, the bylaws cover the “how.” Your community’s bylaws establish the structure of day-to-day governance of your homeowners association. This includes things like:

  • Frequency of HOA Board and Member Meetings
  • Process for nominating and electing new board members
  • Number of Directors on the Board

CC&R’s

What are they?

The Covenants, Conditions and Restrictions (CC&R’s) are the governing legal documents, filed with the State of Washington.

They set up the guidelines for the operation of the planned community as a non-profit corporation.  They are recorded by the county recorder’s office of the county in which the property is located and are included in the title to your property.

The MeadowWood Home Owner’s Association is comprised of three Projects or Declarations.  They are known as The Gardens, Cottages and The Meadows.  The Garden Ridge is part of The Gardens project and Rocky Hill Townhomes & Cottages is part of the Meadows project.

Rules & Regulations

What are they?

The Rules & Regs is a document that states how the HOA is managed.  It talks about HOA meetings by the Board and the requirements for the annual Member’s meeting.  The Rules & Regs also provide additional information ranging from signs to parking and from waste containers to proper pet etiquette.
