2024 Director meetings will be held the third Wednesday in January, February, March, April, May, August and October.
The annual Members meeting will be the third Wednesday of November.
The Meadowwood HOA Annual meeting will be held on November 20th at 7pm in the Liberty Creek Elementary School. The agenda will be posted before the meeting on the HOA website. Please see the attachment below for the 2024 Notice and Ballot Packet.
MeadowWood is a beautiful community encompassing over 900 acres and already established with over 1,350 homes. It is located in the heart of Liberty Lake, Washington. The newest addition to MeadowWood is the “Rocky Hill” phase. Located just off Country Vista north of Mission. Started in 1994, MeadowWood is now completing this final development phase.
The MeadowWood community includes numerous neighborhood parks, such as Pump House Park, Five Fingers Park, and Little Bear Park. The beautiful city park, ‘Pavillion Park’ is located just off Molter. The Rocky Hill phase added another large park called Rocky Hill park located just off Mission Ave. The summer months bring a fantastic entertainment to the City parks, including the fun weekend movie nights.
As you can see, MeadowWood has been planned with a vision of the future in which quality neighborhoods are a promise kept.
Pursuant HOA Governing Documents as well as Liberty Lake City Ordinances, all dogs must be kept on leashes and cleaned up after. We appreciate your cooperation in an effort to keep this community enjoyable for everyone.

Each homeowner is responsible to maintain the sidewalk in front of their home. This includes ensuring it is safe for use by removing snow and ice. If your sidewalk is raised or becoming unusable the Board can provide guidance or suggestions for repair. Please contact us at contact@meadowwoodhoa.com.
Any homeowner fence that also borders Association common area is owned and maintain by that homeowner. If a panel fails or a fence post falls, the homeowner must repair it. The HOA is responsible for painting the “common area” side of the fence. The HOA does this to ensure continuity and consistency. If the painting contractor finds loose boards or minor cosmetic issues it will be fixed and included as part of the painting process. Homeowners will be notified to fix all other required repairs or remedy found issues, at their expense.
Homeowners are encouraged to contact Avista directly about streetlights. Avista would like to have the number off the base of the pole but will also use the address location to find the light pole. Please call Avista at (800) 227-9187 to report an outage so they can open a work order.

Each homeowner owns the trees in the green strip between the home and the street. These trees must be maintained, trimmed and replaced, by the homeowner, if damaged or dead. The city of Liberty Lake created a terrific guide about street trees. Click here to learn more about how to properly care for your trees.
No single family home within the MeadowWood association can operate a business at that location. This is specified in the CC&Rs, Section 5.
There are a few parking restrictions within the HOA. If you have a special circumstances please contact the HOA management company. The specific details about parking are based on your address and the CC&Rs for your Project. The Board has adopted a Resolution that brings the CC&R parking information into a single location to help define what the restrictions are.
